Can Exterior Elevations be added to the As-Built Package?

Yes, Basic exterior elevations can be provided on request.

The fee amount varies and is provided as a Custom Quote, the added cost starts at $950.00, with most homes averaging around $1495.00, larger and more detailed home can be as much as $1950.00 or more.

The elevation drawings will show major elements, flr-clg measurements and roof pitches as possible.

Access must be available, we do not access roof areas.

We are now accepting Measure request's for Charlotte Area Communities,
Including Huntersville, Cornelius, Davidson, Concord, Kannapolis, Harrisburg and the University Area. We have Representatives available for next day appointments in neighbors like Highland Creek, SkyBrook, NorthStone, BirkDale and The Peninsula.

 

Appointments and Property Access

It is our goal to provide a service that is not only fast, accurate and reliable, but convenient also.

When it is convenient and schedules work, our measure associate will plan to meet agents or homeowners on site. Appointment Only orders are welcomed and every effort is made to accommodate both the home owner and agents.  It is not necessary for the agent or home owner to be present during the measure visit.

If your property is managed with a "Combo Lock", at your request, we will schedule and proceed with the measure order at the earliest possible time, you need only provide the combo lock details.

I don't know the approximate Square Footage?

The Approximate Square Footage of the house is often available online from county tax records.

If you have no reasonable idea of the total square footage, just select the lowest amount in the online order form and we will adjust the final invoice accordingly after verifying the area calculations.

Why is there an Added Travel Fee?

A Fair Question!

The Answer is Simple, Time and Expenses.

We are able to keep our core pricing as affordable as possible, while offering our services to an expanded area.

Establishing the Zone Chart allows us to charge an appropriate fee to offset the additional Travel Time and Fuel Cost.

What to Expect when we arrive to measure?

Upon arrival, the associate will begin to collect the data required, If access inside the home is needed, the associate will Identify themselves, request permission to enter and proceed in a professional manner, collect the necessary data and leave promptly.

If detailed interior measurements are needed, the associate will check each room of the home to verify data, moving furniture and items only as needed, replacing each as found prior to leaving.

Depending on the size and complexity of your home,
please allow about 20-30 minutes for a  basic measure,
30- 60 minutes or more for a detailed measure.

Larger and more complex home plans can take 90 minutes or more to complete the home measuring.

What Type of Measure is Best for MLS?

The Basic Measure provides a basic diagram showing the foot print of the house, distinguishing between heated and unheated areas.

The report includes calculations of HSF, UNHSF for each level of the house and Total HSF. This should be enough to confirm the information for MLS.

Some Agencies require a Detailed measure showing the rooms and basic measurements inside of the home. The Detailed Measure Package can be "Branded" with your company Logo and is a great tool for Marketing

What exactly is measured? and How?

What is measured varies depending on your Order Request.

Home Measuring For a Basic home measure request,

Our field associates will typically begin with the Exterior walls. Each wall is measured corner to corner at the exterior face of the wall surface.Measurements are noted as accurately as possible to the closest 1" or  one tenth of a foot. When possible all measurements are verified from the exterior, attached garage conditions usually require access to the interior for verification of heated and unheated area separations. While the locations of exterior windows and doors are noted, they precise location and size are not verified.

Upper level areas present a unique challenge at times, especially with complex plan configurations, In such cases the associate will record measurement from the interior spaces, measure inside to inside of wall surfaces. This data combined with the main level data will help insure an accurate calculation of Gross area.

Home Measuring For a Detailed measure request,

the procedures are basically the same as noted above for the basic plan measure. Except, all living areas of the home, interior and exterior are measured. In addition, the location and approximate sizes of Fixtures and Counter Tops are noted. When Possible, attached exterior features, including patios, porches and decks, are measured and noted in the plan report.

Our associates will use a combination of traditional(Tape Measure) and digital measuring devices(Laser) to verify and collect data. Digital pictures of the exterior and other unique feature may be collected for file record and reference.

What about mistakes?

Yes, Mistake are occasionally made. Even the best of us, the most careful and meticulous can read or record data incorrectly. In most cases, one incorrectly noted measurement does not result in an inaccurate plan report.

Here is why,

when measurement data is collected around the perimeter of a home and used to create to plan report, the measurements are verified as the plan diagram is generate, any discrepancies will cause an error in the plan generation, prompting verification of any suspect data. Simply put, All the number need to add up.

On the rare exception that a discrepancy can not be corrected in the office, an associate may need to visit the home again to verify the missing or incorrect data.

We are dedicated to providing accurate area calculation and plan reports.

When necessary, the delivery of your plan report will be delayed while unresolved discrepancies are verified. We will not knowingly deliver a plan report, for which the measurement data can not be verified with confidence.

If you are concerned about any aspect of the plan report, measurements noted, or Area Calculations, Please contact us Immediately. We will review the data, and when necessary, return to the home to verify any suspect measurements.

As a Realtor, You Know that this occurs when an agent unintentionally misinforms a buyer, seller, tenant or landlord concerning a material fact either because the agent does not have actual knowledge of the fact, because the agent has incorrect information, or because of a mistake by the agent. If a reasonably prudent agent “should reasonably have known” the truth of the matter that was misrepresented, then the agent may be guilty of “negligent misrepresentation” even though the agent was acting in good faith.

Negligent misrepresentation by real estate agents occurs frequently in real estate transactions. A very common situation is the recording of incorrect information in an MLS® computer or book due to the negligence of the listing agent. When a prospective buyer is subsequently provided the incorrect information from the MLS® by the agent working with the buyer, a negligent misrepresentation by the listing agent occurs.
A listing agent is generally held to a higher standard with regard to negligent misrepresentation of material facts about a listed property to a buyer than is a selling agent who is acting as a seller’s subagent.

This is because -
(1) The listing agent is in the best position to ascertain facts about the property,
(2) the listing agent is expected to take reasonable steps to assure that property data included with the listing is correct and
(3) it is generally considered reasonable for a selling agent to rely on the accuracy of the listing data except in those situations where it should be obvious to a reasonably prudent agent that the listing information is incorrect.

However, a buyer’s agent may in some cases be held to a higher standard than a seller’s subagent because of the buyer’s agent’s duties to the buyer under the law of agency and the buyer’s agent’s special knowledge of the buyer’s particular situation and needs.

Tools needed for measuring your home easily and accurately:

  • a 100-foot measuring tape (fiberglass measuring tapes graduated in tenths of a foot (instead of inches, also known as “engineer’s scale”) are the best; (Available at Lowe’s or Home Depot in the tool department)
  • a sturdy 25-foot retractable steel measuring tape (like the ones carpenters use)

Let's Start Measuring the House

Always start by walking around the exterior and then the interior of the home.
Using a digital camera, take a picture of each side of the homes exterior.
Draw a basic outline sketch of the home and room configuration.

Measure the exterior and interior walls to the nearest 0.05 foot, for example 23.25 feet, noting the dimensions on the graph paper as you go, with each square representing one foot.

Begin by measuring the interior rooms of the home.

Interior Measurements are always needed for our Detailed Measure Package, but not always needed for the Basic Measure Package. If you are not sure, we recommend providing the data. If you have any questions, please contact our office for assistance.

  • Measure each wall from corner to corner
  • Note the measurement at each wall
  • Note the approximate location of each window
  • Note the approximate location and swing of each door
  • Label the room name
  • Note any other significant features and/or elements (kitchen and bath cabinets, tubs, toilets, fireplaces, steps, railings, etc. )

Repeat theses steps for each room in the home

Create a new sketch for basements, second and third levels of the home

Label each level accordingly

Next measure the outside of the first floor of the house. Begin measuring from any corner and work your way around the house. Move counter-clockwise around the house. It is best to do this the same way every time that you do it to avoid easily made errors and to make it easier to retrace your steps to track down any errors.

If you can't get close to a wall because of landscaping or other obstacles, use your screwdriver to anchor the 100-foot tape on the ground away from the wall.

As you move around the house check your sketch, place the exterior doors and chimneys in their approximate locations on your sketch. It is also helpful to make notes on your sketch of which walls have full height second floor walls that are the same as the walls on the first floor. It also may help you to include in your sketch where the porches, stoops, screen porches, patios, and other outdoor areas are located on your drawing as you go.

Additional considerations

Important note about Bonus Rooms and Partial wall conditions

  • In any accessible area where there is a sloped ceiling condition with walls that are not full height, NOTE the height of the wall. In some areas, only the floor area in a room with at least a 60" floor to ceiling clearance is consider Useable Heated Square Footage. You should check the Guidelines for your area.

Unless noted otherwise,

  • it is accepted that the main and upper levels of the home is a typical wood frame structure with 3.5” stud walls
  • it is accepted that a basement level of a home is a typical concrete or CMU wall

Exceptions to these conditions should be noted.

To claim adherence to this standard, the following methods of measurement and calculation must be employed when quantifying square footage in single-family houses.

When using English measurement units, the house is measured to the nearest inch or tenth of a foot; the final square footage is reported to the nearest whole square foot.

When using Metric or Standard International (SI) measurement units, the house is measured to the nearest 0.01 meter; the final floor area is reported to the nearest 0.1 square meter.

Calculation Methods

Calculation of square footage made by using exterior dimensions but without an inspection of the interior spaces is allowed but must be stated as such when reporting the result of the calculation. Calculation of square footage for a proposed house made by using plans must be stated as such when reporting the result of the calculation.

Circumstances can exist when direct measurement of a structure is not possible. Access to the interior may not be available and the nature of the terrain, structure, or other obstacles may preclude direct physical measurement of the exterior in the time available. Building dimensions developed through some means other than direct measurement or plans can be susceptible to inaccuracy, as is the calculated area. Calculation of square footage developed under such circumstances must be identified as such when reporting the result of the calculation.

Detached Single-Family Finished Square Footage

For detached single-family houses, the finished square footage of each level is the sum of finished areas on that level measured at floor level to the exterior finished surface of the outside walls.

Attached Single-Family Finished Square Footage

For attached single-family houses, the finished square footage of each level is the sum of the finished areas on that level measured at floor level to the exterior finished surface of the outside wall or from the center lines between houses, where appropriate.

Finished Areas Adjacent to Unfinished Areas

Where finished and unfinished areas are adjacent on the same level, the finished square footage is calculated by measuring to the exterior edge or unfinished surface of any interior partition between the areas.

Openings to the Floor Below

Openings to the floor below cannot be included in the square footage calculation. However, the area of both stair treads and landings proceeding to the floor below is included in the finished area of the floor from which the stairs descend, not to exceed the area of the opening in the floor.

Above- and Below-Grade Finished Areas

The above-grade finished square footage of a house is the sum of finished areas on levels that are entirely above grade. The below-grade finished square footage of a house is the sum of finished areas on levels that are wholly or partly below grade. Ceiling Height Requirements

To be included in finished square footage calculations, finished areas must have a ceiling height of at least 7 feet (2.13 meters) except under beams, ducts, and other obstructions where the height may be 6 feet 4 inches (1.93 meters); under stairs where there is no specified height requirement; or where the ceiling is sloped. If a room’s ceiling is sloped, at least one-half of the finished square footage in that room must have a vertical ceiling height of at least 7 feet (2.13 meters); no portion of the finished area that has a height of less than 5 feet (1.52 meters) maybe included in finished square footage.

Finished Areas Connected to the House

Finished areas that are connected to the main body of the house by other finished areas such as hallways or stairways are included in the finished square footage of the floor that is at the same level. Finished areas that are not connected to the house in such a manner cannot be included in the finished square footage of any level.

Garages, Unfinished Areas, and Protrusions

Garages and unfinished areas cannot be included in the calculation of finished square footage. Chimneys, windows, and other finished areas that protrude beyond the exterior finished surface of the outside walls and do not have a floor on the same level cannot be included in the calculation of square footage.

The ANSI Standard - Short Summary of Home Measuring Standards

In 1996, the American National Standards Institute (ANSI) adopted a standard for measuring single-family residential buildings, called the American National Standard Z765-1996. This standard was last revised in 2003. The standards were developed by consulting with several industry groups, including Realtors, builders, architects, and appraisers.

The ANSI Standard is the accepted method by National Association of Realtors and by the North Carolina Real Estate Commission.

The ANSI standard bases floor area calculations on the exterior dimensions of the building at each floor level, and include all interior walls and voids. "Finished area" is defined as “an enclosed area in a house suitable for year-round use, embodying walls, floors, and ceilings that are similar to the rest of the house.”

The North Carolina Real Estate Commission gives this guideline for “Heated Living Area”:

“Living area (sometimes referred to as "heated living area" or "heated square footage") is space that is intended for human occupancy and is:

  1. Heated by a conventional heating system or systems (forced air, radiant, solar, etc.) that are permanently installed in the dwelling - not a portable heater - which generates heat sufficient to make the space suitable for year-round occupancy;
  2. Finished, with walls, floors and ceilings of materials generally accepted for interior construction (e.g., painted drywall/sheet rock or paneled walls, carpeted or hardwood flooring, etc.) and with a ceiling height of at least seven feet, except under beams, ducts, etc. where the height must be at least six feet four inches [Note: In rooms with sloped ceilings (e.g., finished attics, bonus rooms, etc.) you may also include as living area the portion of the room with a ceiling height of at least five feet if at least one-half of the finished area of the room has a ceiling height of at least seven feet.]; and
  3. Directly accessible from other living area (through a door or by a heated hallway or stairway).”

We Measure Homes provides a service.

Permission for Entering Property
This service involves and requires coordination of reasonable access to private property. Acceptance of these terms acknowledges that you are the owner of, or agent of the owner with permission to grant access the properties noted in the order request, and hereby GRANT We Measure Homes and It's Agents access for the sole purpose of executing the service of home measurement and verification of measurements.

Variations and Exclusions, The Area Calculations
We Measure Homes executes measurements, verification of measurements and plan reports in compliance with industry accepted professional ANSI Standards. We Measure Homes cannot provide measurement reports for areas of a home that are not reasonably accessible. Any discrepancies that are found in measurements and/or plan reports will be verified and corrected, in a timely manner. If an error in measuring or calculation exceeds 10%, we will refund the measure fee upon request.

Delivery of the Plan Report
Plan reports are provided as part of our services in PDF file format and are delivered via email to the address details provided at the time of the order request. Every effort is made to meet and exceed your expectation and our goal of plan report delivery in 3-5 business days. Delays resulting from technical problem of any kind, whether initiating from We Measure Homes or others, or other reasonable delays in delivery, shall not constitute reason for nonpayment of  services rendered.

Invoice and Payment
Unless otherwise agreed, All payments are due prior to or at the measure appointment.
For Pre-Approved Accounts We Measure Homes will invoice you for services at the time of or 24 hours before delivery of the Plan Report. Payment are due upon receipt of invoice, unless other terms have been mutually agreed upon. Current acceptable forms of Payment include Company Check, Bank Check, Money Orders, or approved Personal Checks. And Cash, Please do not send cash via USPS.

Past Due Invoices and Collections

Terms for Design Consultations, Custom As-Built, As-Built with Exterior Elevations, Construction Documents and other related services

All drawings and supporting documents are provided as part of the design and consulting services, or other related services offered by the mnd group. Fees and compensation granted to The MND Group for these services provide for the use of the drawings and documents by the client for this unique project as noted.

Mike Novick, the MND Group, provide design and consulting services and do not provide professional architectural services or seals on any drawings.

Important Note for Design Consulting Services:

If the scope of the services changes significantly during the process, I will make every possible effort to advise you of expected changes in the projections as quickly as I become aware of each.

Engineering services are not included. If surveying, structural or other engineering services are deemed necessary, these services and fees shall be retained and paid separately by the owner.
These Services and Billing are not conditional of permit approval, all fees shall be due prior to permitting of the project. Minor Plan edits and/or updates requested by the county or owner, are included with the basic package.


Either Party may end this agreement, provided that services already rendered have been paid, and services paid for have been rendered.

A 1.5% finance fee will be applied monthly for outstanding balances on invoices.

Personal guarantee: The client will personally guarantee payment for products and service as outlined and verified, as well as all cost associated with collection past due accounts, if the customer is a corporation, then those accepting this agreement, whether accepting as an officer or not, personally guarantee payment for all items purchased by the corporation.

What about Calculation errors?

Yes, Measuring Errors are occasionally made.

Even the best of us, the most careful and meticulous can read or record data incorrectly. In most cases, one incorrectly noted measurement does not result in an inaccurate plan report.

 

Here is why,

when measurement data is collected around the perimeter of a home and used to create to plan report, the measurements are verified as the plan diagram is generate, any discrepancies will cause an error in the plan generation, prompting verification of any suspect data. Simply put, All the number need to add up.

 

On the rare exception that a discrepancy can not be corrected in the office, an associate may need to visit the home again to verify the missing or incorrect data.

We are dedicated to providing accurate area calculation and plan reports.

When necessary, the delivery of your plan report will be delayed while unresolved discrepancies are verified. We will not knowingly deliver a plan report, for which the measurement data can not be verified with confidence.

 

If you are concerned about any aspect of the plan report, measurements noted, or Area Calculations, Please contact us Immediately. We will review the data, and when necessary, return to the home to verify any suspect measurements and make the appropriate corrections to the report and sketches.
